I've noticed every time I've walked past it that Sydenham Ink, the tattoo parlour on Sydenham Rd opposite Home Park, has an upright piano and two acoustic guitars out next to it. It never looks busy. Maybe they'd let you have a go

One thing I was pondering the other day: doesn't the close proximity of the building to the flats behind it make it extremely unlikely that it will ever be a pub again?

I can't see many landlords or even established pub-chains wanting to take it on, given the inevitability of noise complaints.

That's funny, as literally yesterday, on this very forum, I was defending vegetarian restaurants against vaggie-bacon type caricatures, saying that no self-respecting veggie restaurant has served that sort of thing since the mid-80s!

Having recently sold our flat in Brixton and moved to Sydenham, I'd say it's worth getting several different estate agents round to see what they suggest in terms of valuation. The one thing I'd definitely say is this: whoever you go with, don't put your flat on the market between now and Christmas....
