Renting a room in SE26

I have friend planning to come & work in Sydenham. He won't have much money and I haven't a clue at what going rate for renting a room might be.

He is deaf which means a room near a busy road or railway unattractive to hearing people might be just the job!

Any ideas?

The pub directly above the railway station (I think it is called "the railway") has a sign up saying "rooms to rent, professionals only" sounds like it could be ideal for him.
