walking from knighton park Road to Cobbs corner to get my bus this morning, I counted 7 estate agents !
I know we say sydenham has a lot of nail bars/chicken shops/betting shops.
But isn't 7 estate agents a lot in a small high street , particulary in present economic climate ?

Yes, that's a lot. Too many I'd say.
Although it's half the amount of places to get your hair cut.
The problem with these places is that it doesn't attract people to shop in the high street. We need variety or to be known for doing something really well, or, ideally, both (there is room). Choice and expertise in one area brings more like minded people. I'm not sure being known for having an abundance of estate agents, hairdressers or cheap takeaways is doing that.

maybe all of these shops that have spread their bets and sell absolutely anything, and everything cheaply, should consolidate, and concentrate on offering a small amount of things of higher quality?
If one shop sells everything, then you only go to one shop (JS, or Tesco, or Co-Op), buy everything you want there, and never go anywhere else.
You can get 'fresh fish' at several places in Sydenham, but given the choice I'd go to Billings, as it's a specialist, they'll have more choice of fish, it'll be fresher, and they'll be more knowledgable. I can't ask the shop assistant in the Co-Op where the fish came from, or how long ago it was caught, or what recipe he'd recommend, or what wine he'd recomend, or what fish I should use if doing a certain recipe, or whatever (well actually I could ask, but I'd get a useless answer).
If there are enough properties for sale, then I don't see why there are too many estate agents.
